Titles, districts and paperwork

1. District boundaries matter

Vijayawada city and many surrounding mandals now fall under NTR district (created in 2022). Coastal and delta mandals remain in Krishna district. When you search records on IGRS AP or request an Encumbrance Certificate (EC), select the correct district — choosing the wrong one returns empty results even when the property exists.

2. What “clear title” means on the ground

3. Power of Attorney (POA) for NRIs

4. Registration and mutation

Sale deed registration happens at the local Sub-Registrar Office. Mutation updates the revenue records into your (or your POA holder’s) name. We coordinate both steps and keep you informed with scanned documents and status updates over WhatsApp or email.

5. Site visits when you cannot travel often

We share survey numbers, short site videos, layout sketches and recent photos before you decide to travel. When you do visit (or send a family member), we schedule a focused day: pick-up from airport/station if needed, walk the shortlisted parcels, answer every ground-level question, and leave time for discussion with the seller.

Can an NRI buy agricultural land in Andhra Pradesh?

Rules differ for agricultural vs non-agricultural land and for NRIs who are Indian citizens vs OCIs. We clarify the position for the specific parcel and, where needed, point you to local counsel before you commit.

How long does registration typically take?

Once the agreement and documents are ready, registration at the Sub-Registrar can often be completed in a single visit. Mutation follows. Exact timelines depend on the office and document readiness — we keep you updated.

Do you charge a different fee for NRIs?

No. Our role is marketing and facilitation. Quoted land rates are the same regardless of where the buyer is based. Any professional fees (if applicable) are stated clearly before work begins.

What if I only want a video walkthrough?

We can arrange a live or recorded walkthrough of shortlisted parcels. It is a useful first filter; we still recommend a physical visit or a trusted local representative before final commitment on larger purchases.
